Everything wet is in one corner

The California bungalow is most of this suburb's original housing, and it did something that makes our job easier: it put all the plumbing together.

The bathroom, the laundry and the kitchen were grouped at the rear rather than distributed through the plan, and the laundry was frequently a lean-to or a later enclosure rather than part of the original structure.

So the failures concentrate. In a modern house a leak could be almost anywhere. In one of these it is overwhelmingly likely to be in one corner, and often at the transition where a later addition was tied into the original work.

That narrows the search before we arrive, which is exactly what you want, because the cost of a leak job is decided far more by how much gets opened up than by the pipe itself.

Meter turning with everything off?

Then water is escaping somewhere. In a bungalow it can run a long way under the floor before anything shows on the surface.

Local leak guide

Finding a leak in a Five Dock bungalow

The wet areas are grouped, not spread

Bathroom, laundry and kitchen together at the rear is the defining plan of the California bungalow, and it is most of the original housing here.

Concentrated plumbing means concentrated failures, which is genuinely helpful when you are trying to narrow a search.

The lean-to is a transition point

Laundries were often a lean-to or a later enclosure built onto a finished house, with plumbing tied into what was already there.

Different floor level, different subfloor, and a join nobody recorded. A disproportionate share of failures in this housing sit right there.

A shallow subfloor hides distance

Water follows a bearer or a joist and can travel a long way under the floor before appearing anywhere.

So the damp spot tells you where it got out, not where it got loose, and the meter is a far better witness than your eyes.

But the subfloor also helps us

A bungalow usually has genuine access underneath, which means a suspected leak can often be confirmed without lifting a single board.

That is a real advantage over slab-on-ground housing, and it keeps the job small.

Flexi hoses concentrate the damage too

Five to ten years is their life, and when one goes it runs at mains pressure until somebody reaches the stop tap.

With every wet fixture in one corner, a single failure gets into everything in that part of the house at once.

What leak and burst pipe work costs in Five Dock

Agreed in writing before work starts. These are indicative 2026 ranges. Locating properly is what keeps the opening small, and the opening is where the money goes.

01

Emergency make-safe $250 – $500

Isolated and stopped, any hour, before anything else is discussed.

02

Leak detection $300 – $600

Acoustic, pressure and thermal, narrowed to a point rather than an area.

03

Burst pipe repair $400 – $1,200

Once located. Access moves this figure far more than the pipe does.

04

Flexible hose replacement $150 – $350

Cheap now, and it protects the whole wet corner rather than one fixture.

Why do leaks here always seem to be at the back of the house?

Because that is where everything wet was put. The California bungalow, which is most of this suburb's original housing, grouped the bathroom, the laundry and the kitchen together at the rear rather than distributing them through the plan. Often the laundry was a lean-to or a later enclosure rather than part of the original structure. So the plumbing is concentrated in one corner, and concentrated plumbing means concentrated failures. It is a genuinely useful thing to know, because it narrows where to look before anyone opens anything.

There is no wet patch anywhere. Can I still have a leak?

Easily. Water follows the fall of a bearer, a joist or a slab and emerges wherever it can, which may be a room away or nowhere visible at all. In a bungalow with a shallow subfloor it can run along under the floor for a long distance before anything shows. The reliable test is the meter: shut every tap and appliance and watch it for fifteen minutes. Movement with nothing running means water is escaping.

The laundry is a lean-to on the back. Does that matter?

It does, and it is worth mentioning when you ring. A later lean-to or enclosure was usually built onto the finished house, so its plumbing was tied into what was already there and it frequently sits at a different floor level with a different subfloor. Those transitions are where a disproportionate share of the failures in this housing turn up, and knowing there is one saves us finding it the slow way.

My bill has jumped but I cannot see anything. What now?

Do the meter test, and if it is turning, treat it seriously. A concealed leak under a bungalow floor can run for months without surfacing, and the bill is very often the only symptom you get. Acting early matters because you are paying for every litre in the meantime, and because water under a timber floor eventually becomes a structural conversation rather than a plumbing one.

How do you find it without pulling up floors?

Acoustic equipment listens for escaping water through the structure, pressure testing isolates which line has lost integrity, and thermal imaging finds the temperature difference a hot water leak leaves. None of it touches the house. Between them we narrow it to a point, and in a bungalow the subfloor often gives us access to confirm it without lifting anything at all.

Are flexible hoses really that bad?

They are among the most common causes of serious water damage in Australian homes, with a service life of about five to ten years. When one fails it releases mains pressure continuously until somebody reaches the stop tap. In a house where the wet areas are grouped together, one letting go affects everything in that corner at once.

What does leak and burst pipe work cost in Five Dock?

An emergency make-safe is $250 to $500. Leak detection is $300 to $600. Repair once located is $400 to $1,200 for most jobs, with access moving it more than the pipe does. Flexible hose replacement is $150 to $350. Agreed in writing before we start.
